This project involved stripping the entire building to a bare concrete structure including accessing the foundation space, removing the entire roof installing substantial earthquake strengthening before reconfiguring the layout to the new design. The exterior of the building required preparation of all surfaces to receive new finishes including new windows and doors. The roof was completely reframed, and plywood sparked for torch on membrane.
On the interior, all new services were run. Noise and thermal insulation were installed followed by new walls, ceilings, kitchens, bathrooms, floor coverings appliances and curtains to complete the internal renewal of the units.
When the project was nearing completion the scaffold and wrap was removed and the garage, service rooms and stair towers were refurbished followed by the lawn and garden areas. The existing fencing was remediated to leave the project ready to provide another 50+ years of accommodation for the community.
Strait Construction were the main contractors for this project, delivering it on time and on budget with the shortest maintenance list the project managers have seen. This is an achievement that the Strait crew, including our wider circle of subcontractors and suppliers, are proud of. Equally important for a project like this is the Client and their wider circle of architects, engineers and project managers.
