Te Whaea Re-Roof





During reroof work at Te Whaea site it became apparent that
a section of the work (stage 1of 4) was structurally at the end of its life. The
building was fully tenanted and the reroof project was underway. This was a
headache for the building owner. We were asked to review proposed rectification
work and suggest a methodology that would minimise disruption to tenants and
contractors. The evaluation of this solution considered the cost of scaffolding
and wrapping the large area concerned and the disruption to tenant activities
that would occur if the existing weather proofing was not maintained.
The solution adopted was to construct and temporarily
waterproof nib walls on top of the existing portal structure followed by a new
roof structure on these nib walls over the existing roofing. This allowed the
tenants to operate for the duration of the work with no contractors in their
space. It avoided impacting fire protection, lighting and other services under
the existing roof and allowed for removing the change of slope incorporated in
the existing roof and increasing the catchment volume in the guttering. The
work was achieved in a shorter time frame and for little more than the cost of scaffold
and wrap to the stage one roof area, required by other methodologies.
This is a success that Strait Construction along with our Client
and their Architects, Engineers, and Project managers, worked
cooperatively to deliver. Strait values the level of
